A Roth IRA can be a powerful tool when you™re saving for your first  home. All contributions can come out of a Roth at any time, tax- and  penalty-free. And, after the account has been opened for five years, up  to $10,000 of earnings can be withdrawn tax- and penalty-free for the  purchase of your first home. Say $5,000 goes into a Roth each year for  five years for a total contribution of $25,000. Assuming the account  earns an average of 8% a year, at the end of five years, the Roth would  hold about $31,680 ” all of which could be withdrawn tax- and  penalty-free for a down payment.</p>

<p>AUSTIN (<i><a href="http://www.bizjournals.com/austin/news/2011/01/06/austin-apartment-rents-will-rise.html">Austin Business Journal</a></i>) “ MPF Research  predicts the Texas capital will become the country™s second best apartment industry performer this year. MPF&#8217;s prediction for first? San Jose, California.</p>
<p>Austin™s apartment occupancy increased 3.6 percentage points over the last year to 93.5 percent, one of the nation™s strongest increases. Austin™s occupancy is anticipated to rise an additional 2.2 percentage points this year,  while rental rates may see a 6.8 increase. At the end of last year, monthly rent in Austin  averaged $854.</p>
<p>œSignificant further improvement in Austin™s apartment occupancy rate looks like a sure thing, said Greg Willett, MPF™s vice president of research. œAs for rent growth, it is always a feast-or-famine situation in Austin. Conditions now are coming together to produce one of the area™s cyclical pricing spikes.</p>

<p>Homebuilders broke ground on about 1,037 units in Austin during  the fourth quarter last year, down about 26 percent from the same period  in 2009, according to <a href="http://www.bizjournals.com/profiles/us/tx/dallas/residential_strategies_inc/764895/">Residential Strategies Inc.</a></p>
<p>Home starts for 2010 fell to a total 6,129 from about 6,783 in 2009.  Builders closed on about 1,448 in the fourth quarter 2010, down from  2,121 the same three months a year before.</p>
<p>&#8220;Despite solid job growth for the area, housing sales activity has  remained subdued in the second half of 2010 in the post tax credit era,&#8221;  Residential Strategies Principal <b>Ted Wilson</b> said.</p>
<p>Continued sales outpacing home starts have caused the Austin  residential market to contract. The new home inventory fell to 3,307  from 3,718, the report shows, or about a 5.7-month supply. The company  considers 6 to 6.5-month supply equilibrium.</p>

<p>I heard my friend tell me how scared they were when they found termites in their house in Driftwood, TX.   My mind was blown when my <a href="http://www.austinrealestateeye.com">house in North Central Austin</a> had termites about 6 years ago.</p>
<p>When it was all over-with.   You learn it is something avoidable and relatively manageable to treat yourself.   If your into that do it yourself stuff.</p>
